The assessed value goes up AND the Rate goes up as well...I also find it odd that many new houses and properties come into the area (paying taxes as well) yet the Tax base never decreases...odd, isn't it?I heard on the radio that the value of the average home in the US increased by $100,000 sorry did not catch the time frame .

In all seriousness there is a workaround. What they do is raise the property taxes as much as they can then they adjust the levy. Most people don’t u destined what the tax levy is or that it even exists so they get away with this crap. The tax levy is essentially what the community is required to pay of the operating budget. So what they likely did here is raise taxes 2% and then raised the tax levy 9% leading to the 11% increase in taxes collected. It’s all a scam.

I do pay more for water than I did in NY, but that's the breakeven cost for a small utility district that has water towers dotting the countryside, in order to deliver water to practically every home and business in the county. And I can even opt out of that service without penalty if I choose to.
