all you will need is your cloths. The camp includes everything you need. Even some fishing poles. Fishing and hunting are amazing.
general, overall spec's:
A slip at a private marine, Deeded to the property, so you can never be denied access to the property
a 16' aluminum Boat with a 25hp 2 stroke Evenrude motor ( the boat is about a 1985, the motor is about a 1984, runs perfectly)
29 acres of Land with 400 feet of Lake frontage, the property is surrounded by (about) 1200 acres of The Indian River Conservancy to the south and east, and friends to the north/NE ( i'll introduce you to them, they are a couple crazy drinkers/hunters and really good friends--if you have a problem, they will help)
920 sq ft two bedroom 1 bath cabin on 4' pylons (Interior pix to follow or upon request thru PM) with two queen size beds and dressers
About a 150 sq ft storage shed/workshop/this where you will stay when you piss off the boss ( which I call the dog house, LOL )
One generator house, with a Listor single piston diesel generator and a broke down Onan, that I have never tried to start.---send a PM for specifics
I put a new roof on in 2014, I "upgraded" the plumbing to PEX ( from CPVC) in 2019, with a 12v variable speed water pump. I removed the semi-up-to-code septic and installed a Natures Head Composting toilet ( Nature's Head Composting Toilets -- The Official Site: Installation Manual ) which is totally up to code/legal
Solar: 606 watts on the roof, into a Morningstar 45amp charge controller, which charges FOUR 6v deep cycle batteries ( connected in a series/parallel putting out 12v) the batteries are connected to a 2000 watt inverter which run all the lights in and around the cabin and the water pump. You should never run out of power
all silverware, pots/pans, plates, most of the glassware/coaster/shot glasses, cooking utensils stay. I'll even leave the Humidor (unless you don't want it) and a Weber "performance" Charcoal BBQ grill
Propane stove and refrigerator and water heater, the Fridge is a circa-1955 Sevel absorption type that works perfectly. The water heater is a Tankless 202 it fires off two *D*-cell batteries ( this thing is really very cool) which gives you unlimited hot water ( water comes from the lake, so you have a couple billion gallons to pull from)

I should probably tell every one, this place is on Butterfield Lake, Theresa, NY. in the North East end. If you look on Google maps, find the little rock island at the north end, and the camp is directly across from it
the market price is $250,000 but anyone on NYGF I'll give you a $25K discount. There is another property on the lake similar to ours, but they apparently have city power, but NO LAND, its basically the foot print of the cabin and its going for $199,000
and yes, If I could afford to keep the property AND buy the RV, I would, but we want to to cut all ties with NY and GTFO of here
