all you will need is your cloths. The camp includes everything you need. Even some fishing poles. Fishing and hunting are amazing.

general, overall spec's:

A slip at a private marine, Deeded to the property, so you can never be denied access to the property
a 16' aluminum Boat with a 25hp 2 stroke Evenrude motor ( the boat is about a 1985, the motor is about a 1984, runs perfectly)
29 acres of Land with 400 feet of Lake frontage, the property is surrounded by (about) 1200 acres of The Indian River Conservancy to the south and east, and friends to the north/NE ( i'll introduce you to them, they are a couple crazy drinkers/hunters and really good friends--if you have a problem, they will help)
920 sq ft two bedroom 1 bath cabin on 4' pylons (Interior pix to follow or upon request thru PM) with two queen size beds and dressers
About a 150 sq ft storage shed/workshop/this where you will stay when you piss off the boss ( which I call the dog house, LOL )
One generator house, with a Listor single piston diesel generator and a broke down Onan, that I have never tried to start.---send a PM for specifics

I put a new roof on in 2014, I "upgraded" the plumbing to PEX ( from CPVC) in 2019, with a 12v variable speed water pump. I removed the semi-up-to-code septic and installed a Natures Head Composting toilet ( Nature's Head Composting Toilets -- The Official Site: Installation Manual ) which is totally up to code/legal

Solar: 606 watts on the roof, into a Morningstar 45amp charge controller, which charges FOUR 6v deep cycle batteries ( connected in a series/parallel putting out 12v) the batteries are connected to a 2000 watt inverter which run all the lights in and around the cabin and the water pump. You should never run out of power

all silverware, pots/pans, plates, most of the glassware/coaster/shot glasses, cooking utensils stay. I'll even leave the Humidor (unless you don't want it) and a Weber "performance" Charcoal BBQ grill

Propane stove and refrigerator and water heater, the Fridge is a circa-1955 Sevel absorption type that works perfectly. The water heater is a Tankless 202 it fires off two *D*-cell batteries ( this thing is really very cool) which gives you unlimited hot water ( water comes from the lake, so you have a couple billion gallons to pull from)

I should probably tell every one, this place is on Butterfield Lake, Theresa, NY. in the North East end. If you look on Google maps, find the little rock island at the north end, and the camp is directly across from it

the market price is $250,000 but anyone on NYGF I'll give you a $25K discount. There is another property on the lake similar to ours, but they apparently have city power, but NO LAND, its basically the foot print of the cabin and its going for $199,000

and yes, If I could afford to keep the property AND buy the RV, I would, but we want to to cut all ties with NY and GTFO of here

Cub cadet 2stroke weed whacker ( its the easies way to mow the lawn, takes 15 minutes)
Stihl MS-250 chain saw with an 18" bar, and 5 or 7 chains, I forgot how many? with chain oil plus four 5 gal cans of 2stroke gas
with 3 gal of TCW-3 oil
14 --- 20lb BBQ LPG tanks and two 30 lb'rs ~~~ thats right FOURTEEN PROPANE TANKS.
All the PEX fitting and PEX tools and crimp rings for ½, ¾ and 1", and a bunch of Shark bite fittings.
A 6500 watt portable Generator ( only use this with corded power tools and the pressure washer, I have not started a generator in a few years, honestly, I can't remember the last time I started the generator.
A 75K to 200K BTU construction type "Can heater" ( for winter use ) when we go in the winter, its 15° or 20° in the cabin, turn this baby on full blast, it will 65° in 15 minutes, just remember to leave the door part ways open because this is meant for construction work. But it will give you time to get the wood burning stove cooking.........oh ya
A 90K BTU Thermo-Control wood fired heater/stove.
A table top LPG radiant heater ( Hampton Bay 11,000 BTU Powder Coated Bronze Tabletop Propane Patio Heater-HPS-C-PC - The Home Depot )
Hand saws, Buck saws, hammers, a bunch of hand tools and electrical stuff, Including a UEI volt meter and Logging jack, pry bars.
a bunch of bottle jacks in the 5 to 10 range incase you need to replace a post ( you should not have to, I already replaced all the 8x8 pressure treated post in the back of the cabin
I forgot, one of the really cool features of the camp is the OUT DOOR shower, In the back right corner. No one ever she you or the boss going at it out side, I got drone footage it some place? I'll have to go look for it of the shower, not us ~~~ never freak'n mind
a Igloo ice chest, the kind similar to a YETI
A "Stack-On" gun safe for ( they say 8 rifles, I stuff 6 in there and it crowded)
A cloth/canvas Hammock with tubular stand. ( Honestly, the place is so remote I usually nap out there naked... when its about 75 or higher, and the suns out, ---but whatever)
The cabin itself is very, VERY well insulated, even the interior walls are insulated. the wind could be howling outside and you'll barely hear it.
In the attic, there is a couple Igloo type water coolers, a bunch of ice fishing stuff, which we have never touched. and a lot of "parts", Pipes and angle iron.

On the down side, you do have to go cut your own fire wood, LOL

AND it comes with 3 or 4 8x8 -11' pressure treated posts, but its "old school" Pressure treated the CCA, and I coated all of them with Thompsons Water seal, so they should last pretty much forever. And a few 6 x 6 posts

I can absolutely, without a doubt , tell you with complete honesty, if this was half the distance that it is from me , I would “take this off your hands” immediately. 3-1/2 hours ours from here is a too much, otherwise the check would be in the mail. Take 87N to the thruway, to exit 36 in Syracuse, north to exit 49 (Theresa) and your 15 minutes to the marina. Its a 5 or 6 minute boat ride from there

We are looking at a small really rustic cabin (needs work/no electric/no solar) else where and that one is on it's own small island about 80 yards off shore so we would have to skid a flat bottom boat by rope on thin ice. Yours is pretty sweet as it sounds turn key.

Butterfield lake feeds Black lake, we do use the cabin in the winter, But we had a Can-Am 570 to get to the cabin, the ice fishing is excellent. I would not recommend walking to the cabin, it would be a long walk. This cabin is NOT a fixer upper, all you will need is your cloths and maybe some hand tools, I'll be taking my hand tools with me.

I called a realtor in Alexandria Bay, we will be meeting him Saturday morning. he said the place should sell pretty quickly.

Presently, there are only three properties for sale on Butterfield Lake, all three should sell quickly

so we met with a realtor from Garlock Realty out of Alexandria Bay, they seem to be the "water front sales people" The place will be listed today (Monday) on the MLS at $249,900.

The realtor said that was a great starting price, so we are off and running. we'll see how it goes.

Yes, its still for sale, but we have decided that, if you want the place, I (we) will hold the mortgage, if you put 1/3rd down. and you can pass a credit check, no banks involved, unles you want a bank involved, thats up to you.

at the 1 minute mark or so, you can see your closes neighbor. you will literally be on your own.

well, the place is still up for sale, we are going to be there Monday to open up for the season. We'll probably be there for at least a month, maybe til the end of July, hell maybe into Aug, who knows?

Seriously tempting, but I don’t think we can swing it at this point with the cost of goods rising, but more importantly one kid entering college, another following in 3 years, and having to add a car payment. I only have about $20,000 I’d like to part with at this point so that would leave a good payment left. Plus it’s probably a 4-5 hour ride from Buffalo so using it would be tough. I’m just surprised it didn’t get gobbled up.
We go to the 1000 islands every year for a week long camping trip and if you’ve never been there it’s a gorgeous place with friendly conservative people.

we have had several inquiries, but as soon as these people find out its boat access only, they bail out? oh well. If it doesn't sell, it ain't then end of the world. besides, if the shit hits the fan, I may just have to move there, LOL

damn trolls, I think our "realtor" is string us along, . he never calls us, but every time I call him he tells me "Hey, just got off the phone with a guy, he wanted to come look at the property, but he found out there no road access, so he cancelled?" So the CO posted to FB Market place and had 3 hits within 24 hours? Two actually came out to check the place out. The realtor kinda freaked out, and said thats not legal, the CO says, sure, I mentioned you and Garlock in the ad. The relator says, "oh, ya thats probably ok
The CO, to me: I think he might actually do something now that he thinks his commission is going away, LOL
