Hey the mayor hasn’t raised taxes in 7 years and I’m sure the reason that he has been able to do that is the fact that home prices are raising leasing to more tax collection.

The article said this but so what? If you can’t afford to live there then move. I’d love to live on a 30 acre private island so will that be provided to me? There’s no right to a house or housing and certainly not in the city of Kingston NY. I mean what am I supposed to do take less than my house is worth or take a lower rent? Well there's the answer to why they want fixed rents... you know damn good and well what kind of people they are, and how society is privledged by their presence and how the Government has to take care of them while they do drugs and pseudo-Art.

I don't think rent control is the answer, and there's a lot more to this picture than Kingston, NY.

NYS doesn't give a fuck, nor will they compromise for some city that half or more of the state's population probably has never heard of. The whole country is going through a massive housing affordability crisis right now. It's much worse than probably anyone here can debate about, let alone has ever experienced. The shit that is going on today is different than it was when you bought your home 10, 20, 30+ years ago, as well as what you were paying for rent. How many people can drop a down payment on a average priced house today? Statistically, not many. Not only the housing right now, but the inflation is through the fucking roof when it comes to overall monthly living expenses. The fact is, it IS harder for people to just survive financially right now. Good thing most people have credit cards, or half the country would be forced to live in their cars.

There are no more rent protections mostly anywhere, and landlords are still responsible for who they approve to allow rent out their property. There is a level of competency necessary to make things work. Sometimes squeezing good tenants for everything they have, ends up being a poor choice for the landlord, as they struggle to reoccupy that unit for months and months and lose out on any money.

Landlords will be able to play it safe and recover costs now, but stupid financial and other logistical management, along with constant greed, is beginning to leave more units empty as they miss out on keeping costs competitive or affordable. Instead of screwing people and telling them air and water shortages are driving up rental costs, they could try to re-establish better plans. If I were going to rent a single home property out, I'd make sure I actually own the property first before I'd try to take people, probably. The risk is higher than the stress free passive income expectation, as many learned around 2020.

Any plans anyone had to build new rental properties to alleviate the supply deficit just evaporated the minute the mayor uttered the words "rent control".

People need to stop thinking that they have to live in cities. My daughter and her husband bought their first home a couple of years ago. In a small town, and needs updating, but they can afford it. And they are not what anyone would call wealthy.

There was a model railroad hobby shop near here. When they closed their doors they tore the whole structure down to reduce their taxes on the land. Now it sits empty.

It usually starts with the art crowd. My neighborhood in Bklyn, Williamsburg, was probably the first area to fall to these "hipster mutants" back in the late 70's into the 80's and 90's. The area close to the river was first. It was all industrial and the ease to get into lower Manhattan, one or two train stops, 10 or 15 mins and the very low rents at that time was the initial draw. I had a 3 bedroom apt that I paid 600 a month for at the time. These mutants started renting entire floors in the industrial buildings and illegally converting them to lofts, they were all well to do kids whose momma's supported them. The area's they started taking over were the most crime ridden drug prone area in the city. I had a friend who worked the burglary squad in the 90th and he used to come in my bar and tell us how these idiots would get burglarized 3 or 4 times a week, but somehow they persevered and somehow cleaned up the area. In the late 70's the city closed a firehouse and the mutants took it over as a protest and held it for months until the city gave in and reopened "The Peoples Firehouse". All the publicity from that event caused the flood gates to open and they came in droves. It also shed light on all the illegal lofts in the area, but since these kids all came from wealthy families they fought it in court and had the zoning changed. Property values and rents soared and I got the fuck out. It was good in one way but in my opinion they destroyed a solid blue collar working area and turned it into a fru-fru lovers heaven.The bar I worked in at the time, owned by my aunt and another good friend of ours was the last holdout in that area, when our lease was up the building owner had offers for the place 5x's what we were paying so we packed our bags and moved over to the Italian neighborhood on the other side of town.These mutants were super arrogant, the kind of arrogance that just makes you punch their lights out. This bar was a waterfront longshore workers hangout and they didnt take kindly to these mutants if you get my drift, but in the end, somehow they won.
