Very curious why they'd put the electric service panel in a bathroom, with an exterior door to the back porch. Just odd for that combination
The solid core wood doors are nice as are the wood floors. I like the stone fireplace. The chinking is robust and looks well maintained.
Just be careful with properties located in mediocre school districts. You might not have school age kids, but resale values typically stay higher in better school districts.

The ideal scenario would have been to sell a year ago, stash the money in inflation resistant assets, rent for a year, and buy next spring or summer TBH.
You could have made a boatload.
That's basically how the wealthy make all their money. They don't get rich during the boom times. They get rich buying bargains when everyone else is losing their shirt.

My next assumption will be the used car market might cheap again.
All of our properties are paid for, we sold the rentals when people didn’t think they had to pay rent during the Covid ¥*€>}£. My daughter buys homes and I get to do whatever it is we have to do to resell them. She bought a house in cedervale for 29’9…we spent $20’000 on materials and it sold for $219’000 she’s one smart cookie and buys me a few more tools at every remod .

One of the things that I am seeing, alot in the areas we are looking, new home prices are dropping. Never owned homes, the prices are dropping rather quickly. 10K a week. People down that way are not buying new builds.
Let's hope so. I have a feeling they will still remain high due to all the new yorkers that continue to move to that state.

The thing is what your buyer can afford is based on the monthly payment they can get, not the price you are charging for the house.
With interest rates on loans twice what they were a year ago the monthly payment on the same price house has gone up drastically.
That means the people who could afford a $300k house a year ago can only afford a $200k house now, even if their income hasn't changed.
Or from the other perspective, if you're asking $200k for your house, you need to find buyers who could have paid $300k for it a year ago.
Everyone is screwed.

2 houses we were tracking in Eastern Tenn. just sold. One started out ,4 months ago at 475k. Dropped 25k 3 times to 400k. It just got sold for $360,000. Except for the fact the land didn't allow for a pool it was perfect for us. However, A pool is a must for my wife's back. The other place sold for 55k below asking.

They have swim spas and smaller pools now that can be done on concrete slabs.
On the flip side, my home has been paid off for 15 years.
I lived in a modest community. No million dollar homes. House across the st sold for 70k in 2009, and yesterday, sold for $195. My split level home is probably now worth $250 or more, based on recent sales on this nearly private road.
I have a $67k assessment and a EQR that say $95k.
I fear a county revaluation. Some towns change assessments up, every year.
