Not defending the outrageous home prices, but there are still plenty of affordable houses in NY. Just like with vehicles, you need to get away from the "must be brand-new or damn close" paradigm. I bought my house for $150k, today it would probably sell for $200k. I have 45 acres and two detached 2.5 car garages, 2000sf of living space. It's a nice, cozy, OLD farmhouse, though it may not be immediately obvious - it has new windows, vinyl siding, and an interior that is much more modern than the date on the deed (1880) would suggest.

I recently bought a hoarder's house, 1000sf, 1936, 1 acre, for $40k. When I'm done fixing it up, it will probably sell for around $100k - all new windows, new roof, completely redone bathroom and kitchen.

One caveat here is that it can be difficult to compare based on location. Housing where you live is almost certainly higher priced than where I live.

Again, not defending what seem like very ridiculous home prices, but you are intentionally constraining yourself to one small market, with a very small range of house age. I bought my house 8 years ago for $150K and have done some upgrades but nothing major and I’ll bet it would sell for $400K+ right now. Homes not as nice and a bit smaller have gone for $315K and I have more property and a larger garage. My grandmas house at 1,000square foot and a total guy job 3 years ago went for $150K. Small ranches that are nice by me are going for $225K.
By me your 45 vacant acres would go for more than you think your entire spread would go for. I have no clue where you live and you seem smart but I would think you’re underestimating your properties value greatly but I’m lacking many facts on your place so that’s just a guess based on what I’m seeing near me. Cheaper districts are now much more expensive because people are moving further out to the country just to get something. There’s no inventory by me so multiple bidders with homes going for over asking prices. My realtor sends out a flyer on what’s sold recently and many sold for $60,000-$70,000 over asking by me. You used to be able to get a descent house for that by me.
Also my home is similarly aged as you house is and was built in the late 1800-1900 but my garage is newer.
Also for reference when we were looking to buy a home that was bigger 8-10 years ago we looked at building new and newly built homes by the same builder and in the same area were $256,900 and now they are $449,000 so I am comparing apples to apples. I have followed real es state sales by me for the last 15 years pretty extensively and that was part of the reason I settled on what I settled on because it’s not exactly what I wanted and I wanted more land not in a city but it’s a nice house and it worked for us.

There is a 45 acre empty lot just three lots down from me. Last I checked, the guy was seeking $3000/acre. He's been trying to sell it for three years. He paid way too much for it during the gas rush that Cuomo stomped out and is now way underwater.

I think we can agree that housing prices have gotten insane.

I suspect some people are in for a big shock in 10-20 years as the boomers die off and the millennials age out of prime home-buying age. The smaller generations that follow will result in a massive reduction in demand.

$3,000/acres is cheap. Land near me in rural areas well outside the greater Buffalo area is selling for $8,000-$10,000/acres. This is vacant land that is likely farmable or hunting cabin land. My parents were looking to add acreage to their country property in Allegheny county and they guy wanted $64,000 for 16 acres with a cabin on it. The cabin need a match put to it so you were buying the land only. The land is heavily sloped, not buildable without heavy investment, and not on a road maintained by the city. The city stops plowing and dumps all the snow on the bridge that is the only accessible route so no winter access.
Houses by me sell before they even hit the MLS as real estate agents have a Rolodex of people waiting for a house. Open houses are almost nonexistent by me and you will routinely if not always see a for sale sign go up with a pending sign on it from day one.
People around me can’t afford what they are paying either and I have no clue how they are. The median income in my town is $31,500 and there’s no way these folks can afford homes that are $200-$300K. My school district gets 100% free lunches and is designated as a poverty district.

The Syracuse region is the other armpit. Needless to say many of the houses in the city of Syr can be had at a reasonable cost, $100K and up. But they're usually shit holes and or located in bad 'hoods, which btw is now much if not most of Syracuse.

I have a purchase contract on my current house that's located on the Oneida River, and I've been looking for a "new to me" house for the past several months. Retired, and selling primarily to get out from under the mortgage. There are lots of houses for sale in decent areas outside of Syracuse, the burbs and country settings, but it's around $300K and up for a decent house, nothing big and nothing fancy. New construction seems to be +,- $450K and up for 1600-1800 SF, it's nuts. On top of that, there are the infamous NYS property/school taxes. Crazy NYS....

I finally found a place a little west of Camillus that's in my price range. Kind of a cool little place, 1300ish SF with a detached 2 car garage on just under an acre, built in the mid 1800s. City water, but... LP gas & septic. Needs a little TLC but overall not too bad... have'ta see how that goes. I'll be close to broke, but no mortgage. And there's a shooting range about 3-4 miles away (o:

To be honest, I love my gas stove. I love to cook. I love making great food at home, trying different flavors, and really understanding what works together and what doesn't. That's not to say that isn't possible on electric, but the level of control you get with gas is far more consistent heat wise. I would consider a non-gas stove in a home to be a downside.

I was gonna say, put a broken electric stove in and make it look "hooked up". As soon as Mr. Inspector leaves, quickly swap it out with your gas stove. Run it from a small RV tank till you get a bigger tank.

I just closed on my former neighbors property, I have been buying my neighbors out since I got here. I am nowhere even close to $3K an acre. I'm up to 127 acres that could go as one parcel to a developer, solar farm, whoever, or be broken up into 3 acre plots as that is the minimum my town sets. I look at it as the same as dealing drugs, buy in bulk and break it up into nickles, bundles, or grams. The only time I paid too much was $5K/ acre for a puzzle piece in the middle, but luckily it wasnt that big. A necessary piece and they knew it.
