I'm hoping that at least a few of them will be looking in Orange County. I have a small farm in NC saved in my favorites on Zillow that's calling my name.

Was just talking to a nurse the other day. She and her husband live in Orange County. She was saying her neighbor sold their home for full asking price in two days with three backup offers waiting in the wings.

If property values do well, might as well let em climb till COVID dies down and sell before the market cools, and move to somewhere like PA or TX once COVID seems clear.

My wife has a couple friends who are real estate agents in Dutchess. They are extremely busy and don't have enough inventory to meet the demand of people wanting to get out of NYC. So it is on.

I just did another inspection for a home sale. Customer was born in NY, been here all his life, this bullshit pushed him to move to Florida, he said "I have had enough, we sold the house in one week, we got $10G over our asking price, no contingencies, Im outa here in 3 months"

And a house in Ridgefield CT. Top shape, near NY- but a split level. Have to decide by Thursday. I’m being pulled to CT as taxes are only 11k and I get 2 acres of property. Either move gets me far from NYC and better off.
On another note I am a realtor and YES - it’s crazy. Nice houses priced right get multiple offers within 24 hours. The escape from NYC is real.

Go to Connecticut. You’ll get your pistol license in 3 months rather than years. No pistol registration on license. Once you get your license, you buy and take home just like you do with rifles. No such thing as restrictions. Ammo retailers will ship to you with just a copy of your carry license or Firearms ID card. Preban AR’s are legal if you are willing to pay for them. Open carry is legal with a pistol license. No Cuomo.

But with the flood of rats fleeing the sinking city (no offense to the OP, not all who flee are rats). Don't expect it to stay that way.

What are the "professionals" opinions on how long this might last? 3 months? 6 months? I know it's just opinion and predictions are not certainty but my plans may have been pushed back a few months

There is no telling. People are panic buying and interest rates are 2.99%. As long as the city is in chaos and there are few houses to buy, the frenzy will continue.
