Interesting thing is the station in life those "coming" vs those "leaving" are in. Older, tenured, educated and upper income -vs- young, mobile, mid/lower income 20-30 yr olds who wanted the old NY and it's culture, night life. But these "KIDS" don't being as much to the table as what's being removed by those returning or just Fed up having been here for years that are leaving!

My wife and I are planning a trip to florida in march of next year. Staying at a relatives place for a month. We plan to do some serious scouting for a permanent relocation.
From a weather perspective (aside from the winters) NY is a great state. From a political and tax perspective this state has no redeeming qualities. I have many family members and friends in this state but I am forced to consider alternatives.

We just secured reservations at a really nice place in Tennessee for vacation next year. Close to Pigeon Forge. Our goal, besides some relaxation, is to get the feel of the place for a future, near future buy.

Pigeon Forge is home to Dollyworld. I would expect home price to be fairly high for at least another 12 months, but The FED is planning three rate increase next year, which will not be good for real estate loans.
Im up in Tazewell (outside Tazewell on 33N). This place has some amazing motorcycle roads, very twisty and curvy, and dangerous if you fuck up
The drawback to Tazewell is it's 45 minutes to an hour to get anything. Groceries, hardware...... all the roads are so twisty you can't go very fast, unless you're a really good driver, and there are no real National chains of restaurants. a whole lot of mom and pop places with really good food.
But the people down here are unbelievably friendly. Went to a truck stop to get diesel, we have a fleet card. and the pump asked for a DOT number (which we don't have) so The Admiral went in and asked the nice lady at the counter. "we have a fleet card..... we're new at this blah,blah,blah," The nice lady at the counter said "Oh honey, don't you worry none, just hit zero and then enter" After fueling we went in to get something to eat and drink and the same lady saw us in line, came over and said "sugar, did that work for you" The Admiral said "sure did thank you for your help" She said "Oh honey, its what we do"

My sister says she has to make a decision in the fall if they mandate shots for kids. She has a beautiful home in Amherst near Clearence.Her husband makes beau coup bucks. They're in a position where they might be able to hire a tutor for home study if her husband cant leave.
She told me that its about half and half in her school regarding children's vaccines , which is pretty solid if those numbers hold up state wide. thats half the parents in the state , a lot of them will be fored to move , and taxes will rise to make up the loss and more people will leave and taxes will rise ect.

People should not be forced to subsidize the public school system if they are not making use of it.
And, with all the "schooling-at-home" being forced on everyone due to CONvid, school taxes should be cut by 75% for everyone that DOES use the system.
And don't tell me "it takes a village". I have no say on how the kids of most of these low-IQ breeders are raised, so I shouldn't have to pay for them.

Pigeon Forge looks awesome when you're scouring vrbo.com etc. I qas REALLY disappointed the weekend I spent there though. Its like Transit Road on steroids.
But Eastern TN in the foothills of the Smokeys is gorgeous
