This is a terrible idea now, it was a terrible idea before. The impact to the rental market is not known, but it will be significant. I was always against this. The government has seized the use of property with no legal recourse for landlords, around half of whom are small-time operators and rely on rentals not as their business but potentially as their livelihood or nest egg. They are still expected to pay property taxes, maintenance, repairs, and mortgages.
The only way this was ever an acceptable approach is if renters could directly appeal to government to cover their rent payments. This has put the onus on landlords to foot the bill.
Hilariously + idiotically, proponents of this are keen to point out it is not without rent. it's just "deferred". The reality of course is that many of these deferred renters will never be able to pay pack thousands in rent. They will be evicted, and the landlord will have a judgement in court, which will amount to nothing as they try to pull blood from a stone.
